Military Relocation-VA Loans Offer 100% Financing for Qualified Buyers

As the mortgage market continues to shift away from the risky loans of the past five years, active duty and qualified retirees are rediscovering one of the great benefits at their disposal.   VA loans were often overlooked when the market was hot pushing military families to choose other loan products some of them potentially risky adjustable rate mortgages.

Today the VA loan is one of the few dependable 100% financing options left.  Buyers are required to pay your own VA funding fee which can be financed as part of the loan and the funding fee is waived for disabled veterans.  With seller contributions towards closing costs you could get to the settlement table with no money out of your pocket!   VA loan limits in the Northern Virginia area are set to $729,750 and available at this rate through October 2011.

One of the problem for some buyers with the VA loans is that it is the only program that WON'T allow the buyer to pay a portion of the buyer agent fee.  This is very important in some markets where the co-broke fee offered (often as little as 1 apple) does not cover the buyer broker fee.  FHA changed that rule years ago (and convention there is no problem)!  If anyone has some pull with the VA, it is time for that rule to change!

Bonnie-we saw that in our area.  If the loan wasn't "conventional" many sellers automatically turned them away.  Perhaps if more agents had pushed their sellers to accept the VA and FHA loans we might have at least saved a few more homes from foreclosure due to sub-prime loans.

Joan-I've never had an issue with the apples offered as payment.  Anytime a rotten apple is offered I would call first and get it in writing that I could actually have a good one.  Maybe you can do the same and avoid the problem.
