Military Familes in Lake Ridge VA-Help From The DoD HAP Program

Since the program was approved Cindy Jones and CJ Realty Group have assisted 34 military families in the Northern Virginia area with successful sales of their homes under the guidelines of the Department of Defense Homeowners Assistance Program.  Three of those have been for homeowners in the Lake Ridge neighborhood in Prince William County VA.

Though most DoD HAP qualified service members have already deployed from the DC area, many of you made the decision to rent out your Lake Ridge home instead of take the financial loss or undertake a short sale.  With many leases expiring in the early spring now is the time to consider taking advantage of the program andSold Lake Ridge Home with Dod HAP Benefits selling your Lake Ridge home.


We are often asked "if my home has been rented does that change my qualifications for the program."  No it does not.  Unlike a short sale where an investor may be reviewed differently by a lender, a DoD HAP sale does not have those same restrictions.  In fact a significant percentage of our recent HAP sales have all been for service members who left the area in 2008 & 2009.

The next question is "do I need to come back to Lake Ridge to deal with the paperwork?" No you don't.  The paperwork you need to submit to the regional office in Savannah GA can be found on line at the USACE website and the paperwork for listing your home can all be completely electronically.  In the last 2 years we have completed 12 DoD HAP transactions where we never had the pleasure of meeting the families we assisted face to face. We've worked cooperatively in assisting the tenants with the showings of the home and their check out of the property when the sale is completed.

This is a terrific program to help military families Cindy and it is terrific that you and your team have assisted 34 military families who need this.  I am quite sure there are plenty of families here in San Antonio Texas that may benefit from the HAP program as well.

Cindy,  What do you think of starting a military group.  One where families could find information on buying, selling, discounts, freebies, etc.  I would be willing to help with it if you start the group.  

I have thought about this for a long time.  And, the time to start one is now.

It's a real shame that the program has not been extended. There are many military families who have recently received orders and yet can not take advantage of this.

Suzanne-have you looked at the Military Relocation Goup on Active Rain?  It used to be very active but seems to have fallen on hard times.  I'd be glad to see if we could get it up and going again.

Ellie-just like every program the government has introduced there has to be start and end dates.  What would help if all the lenders who receive a short sale package from a military familiy would fast track it and stamp APPROVED on it.  One of my sellers had a Fannie backed loan and they required them to miss a payment.  Honestly what good does that do a military family who has to go to their next duty station and rent a home.

Jane-I have 4 other military families in the wings who are working with their tenants now to see if we can get their homes on the market in early spring.

Thanks for the comment, Cindy.   I was thinking more in terms of general military assistance to families not just for relocation.  Something like Military and Military Family Support.  What do you think?
