VA Loans-A Great Option For Eligible Military Families Moving To Northern Virginia

Using VA Loans to Buy a HomeIf it hadn't been for the VA home loan program I never would have been able to buy my first two homes! Now years later I'm helping military families transitioning to Fort Belvoir, Quantico or anywhere in the Military District of Washington use the VA Home Loan Program to buy homes.

For a first time buyer in Northern Virginia a VA loan solves the down payment issue. VA does not require any down payment, ZERO, NADA, ZILCH and a seller can contribute up to 4% towards closing costs. What a deal.  If you've owned a home previously and think you can't use a VA loan again that's not true.  In fact next week I have a buyer settling on a home and this will be the third time they've used their VA Eligibility.

In today's market in Northern Virginia will can buy you a nice home close to Quantico or Fort Belvoir or within commuting distance to DC well below the maximum VA loan limit for our area.  For Northern Virginia the 2011 VA Loan limit is $818,750.

Not sure whether you are eligible for a VA loan?

I have such a hard time getting VA offers accepted in NJ. Most agents tell their sellers that VA loans are hard to close. I want to take those agents and shake them!

The VA loan is a life saver in our area.  Prices can be much higher than they are in localities where folks are moving from.  It's culture shock.  When you get out into my neck of the woods, and are dealing with families that aren't military, USDA loans are a great product.

I know this week you had two buyer's close on new homes with VA loans.  Sometimes buyer's forget you can use it for new construction as well as resale.

It certainly looks like most of your business is centered around those military relocations. Great information!

Cindy--VA loans are popular in Erie, PA even though we are not close to base.  I recommend asking all buyers if they are veterans as the VA program is most beneficial for them.

My husband is retired navy and used VA financing several times. (I was not married to him during those years.)

Thanks for visiting my site earlier.

Bruce-that's crazy.   Nothing hard about a VA loan to close.  I'll help you shake the agents in your area.

Barbara Jo-I'm getting a lot of VA buyers who are both active duty and retiree's who have VA eligibility.  Many are buying new construction due to the added incentives from the buyers.
