It Might Be April Fool's Day But This Manassas DoD HAP Closing Is No Joke

Manassas Home Sold with DoD HAP BenefitsToday another lucky military family went to settlement using Department of Defense Homeowners Assistance benefits.  Though by now I'm used to the routine of HAP sales and some of the bumps along the road this one falls into the WOW category.  Not because of any issues but because from the day of contract ratification to closing was 49 days.  Yep that's right 49 days. 

With all of my DoD HAP listings I make sure that the owners have all of the paperwork together and submitted prior to putting the house on the market.  This gives them a file number and a member of one of the in-processing teams to coordinate with.  When we have a ratified contract it usually is just a matter of making sure the property meets the requirements for Fair Market Value and the file can be quickly processed for benefits.

The owners are headed to their "retirement" job in New Mexico before they officially retire in a few more years.  The new owner has their moving truck arriving tomorrow.  You can't help but smile when a deal comes together this quickly and when everyone walks away from the settlement table with a smile on their face.

Hi Cindy, Gorgeous home! So, I'm assuming that 49 days to close is quick for this type of loan? Usually longer? Normal closings here take about 60 days minimum. And congrats on successfully closing another home for your clients!

Cindy - I am sure this type of deal is something not everyone knows how to do. I have never had a HAP deal and I am sure that is the case for many.

Barbara Jo-you aren't in an area where the HAP program would likely come into play for a seller.  More in Tampa around the AFB.  I'm putting Orlando on my calendar and checking with my brother to make sure he will be in town.

Rob-we need this one to keep it's funding going but there is a good chance it will shut down before all the eligible families get a chance to use it.

Cindy I find it sad, as you stated in the comment above"... that it will be shut down before all the eligible families get a chance to use it..."  anytime some good incentives are created to boost the economy, the Government's DecisionMakers do not use good judgment to extend the good programs.
