It's been another busy week in real estate. It is officially "hump" day and after thinking the only light coming through the tunnel on my closing in Lake Ridge was a train we managed to go to settlement today.
It shouldn't have been a hard transaction. The seller is active duty military using the Department of Defense Homeowners Assistance Program (HAP) and the buyers were well qualified. However whenever you are dealing with HAP you have to be prepared for surprises. In this case it was a "misplaced" file which meant scrambling to come up with additional documents. Meanwhile the sellers moved overseas necessitating a Power of Attorney.
Normally a Power of Attorney isn't a big deal either however when the buyer's title company "misplaced" the original POA we thought for sure the train was picking up spped and it was ready to destroy the deal. Fortunately putting the heads of two title companies together with the Prince William County Clerk determined what would be acceptable to file the deed and we were finally ready to close.As always the end result was positive, we backed the train out of the tunnel and now all we have is a beautiful sunny fall day staring us in the face. This is my third closing in the Lake Ridge neighborhood this year and it was certainly the hardest in terms of dealing with the details but it is a part of what Realtors® do every day. Melynda-I've had a few with POA's this year however when I heard the buyer's title company had misplaced the original POA it sent everyone into a panic. Fortunately it all worked out at the end.
Ellie-it was unbelievable this deal was delayed by multiple sets of missing documents. It seemed as if it was jinxed. Whew is all we can say at this point.
Chris Ann-as always it is a team effort and the buyers agent had to also keep their clients from jumping ship when all seemed lost.

I do not think people realize all of the problem solving we do to get a transaction to the closing table, especially these days. You did a great job, Cindy and the photos are gorgeous. Where was the waterfront one taken?
Debra-hopefully being able to articulate to buyers and sellers that our roles are far more than putting a sign in the yard and waiting for the phone to ring.
Congratulations on your third closing in Lake Ridge this year. I know this one had a surprises along the way but it is truely shows how hard you will work for a successful outcome.
"Solve problems and sell houses" that's exactly what we do. And you know what? Solving problems is the driving force behind "why" we do what we do. We fight real estate fires.
Pat-thank you each one closing is a chance to learn something new. Not always what we wanted but the final outcome is what is important.
