In today’s internet connected world selling a home means you can work through an entire transaction and never meet face to face. This is the case with my most recent closing in Woodbridge VA.
The sellers, active duty military had already left the area on PCS orders when they learned of the Department of Defense Homeowners Assistance Program (HAP). They checked the qualifications for the program and realized that selling their home with the benefits provided was a better option than becoming a landlord.
They searched the internet for a Woodbridge VA agent who had experience with the HAP program and found me. After a few phone calls and email exchanges they decided to hire me to handle the process of selling their home. Within a few days of going on the market we had an offer and were able to execute all the necessary paperwork with electronic signatures and forward all of the information to the USACE office in Savannah.
The sellers completed their portion of the government acquisition of the property last week and the buyers have now completed their side of the transaction as well. All of the process has been completed without ever meeting the seller’s face to face.
The good news with all of the technology at our fingertips today we can easily handle a transaction for our clients without the costs associated with travel. Though meeting face to face is always fun it isn’t always practical.
If you are a military family eligible for the Department of Defense Homeowners Assistance Program (HAP) give me a call me at 703-346-2213. Let me show you how to get your home SOLD whether you are still in Northern Virginia or living anywhere in the world.

WOW, that is great. I am sure you are a Godsend to them. Nice work!
Cindy: I did a transaction last year that was similar in the fact that the sellers found me online, and hired me without ever meeting me. And I never did meet them. It was odd.
Jami-they seem to be happy with the outcome and have referred me to incoming buyers.
Chris Ann-I was contacted today by a family overseas who may want to list their home. It could be another sight unseen transaction.
Good information on a great program to help our military Cindy. Glad you are helping them out in this way.
Cindy, never have had your experience but have been at closings where I was the only one ther, to sign settlement sheet.
Thats a great story Cindy! It is amazing how we can negotiate contracts from all over the world !
Great story, Cindy. You are fortunate to live close to a military facility. Wish you'd been my agent when I lived in Virginia.
Cindy - That's awesome. It puts emphasis on the importance of marketing ourselves on the Internet.
Cindy..They were lucky to have found you too! Great story!
HELPFULHANNAH
Paddy-it is a great program and wish it was more expansive as I have other military families who don't qualify who are facing short sales instead.
Nick-I've had more than one of these transactions where the owners are long gone, sometimes overseas but it gets easier each time with advances in technology.
James-certainly couldn't have done this without electronic documents and trusting sellers :-)
Kay-thank you so much for the compliment. I'm working with another family to determine whether to list their home now. They are overseas and chances are if we move forward I won't ever met them either.
Carol-the internet brings down a lot of barriers for both sellers and buyers to find us no matter where they are.
Hannh-it is always my pleasure to help a military family with their home sale or purchase. Often times it means working at a distance though usually we do get to met at some point.
The internet is amazing, how to live without it now? You did a great job with that family! BTW, I loved the picture.
Hi Cindy! GREAT post! Isn't technology amazing! What's more, it gave this seller the abililty to locate someone knowledgeable regarding the HAP program. Lucky sellers--I know they're thrilled!
Cindy...Wonderful post and success story. Technology is great. Distance is no longer an impediment. Do you remember when things had to be sent back and forth by overnite or next day delivery. How things have changed with all of our technology. I agree it is nice to meet some of the parties face to face but...not always practical.
Gabriela-it is interesting how we can know work with clients no matter where they are. The photo is from iStock.
Debe-I know they are relieved to have the home sold and I'm glad to have been of assistance.
Carra-as much as we often mumble about the curse of technology it can also solve a lot of problems.
Congratulations Cindy. Is there a training for the HAP program?
Ellie-my training was doing lots of research, making calls to the real estate specialists in GA and working closely with my clients. I've closed 5 and just listed two more. My original clients are referring me to other families to assist.
Cindy, I too have sold a home without ever having met the sellers face to face. By the time I listed their house they lived out of state. Most everything was done electronically or via phone and fax. It's amazing how todays technology makes this so easy to do.
From the desk of David Dee,
Cindy, congrats on the smooth closing! The internet does make a big difference on how deal with transactions nowadays.
That is awesome Cindy! Congrats on it selling so fast and I'm sure your clients are very, very happy! :)
Leah-you have to love it when a plan comes together. There are times when technology is a great blessing.
David-you are absolutely correct that technology used correctly can make a huge difference in how we do our jobs.
Jackie-the clients are happy and just referred me to someone else...also out of the country.
Cindy, I gotta say, I was really impressed with your grip on tech stuff when we were in New York.
Thats great to hear! Great job!
Pat-thanks just trying to keep a grip on my sanity is enough for some days.
Trisha-thank you it is always a pleasure to help a family in need.
